Chris has been extremely helpful throughout the entire mold inspection process. The actual inspection was very thorough, and he explained everything as he went along. Despite the lab being busy this time of year, the results came back fast and he made sure to update us when he received them. The written report was extremely in depth, and did not miss any details. He was also available to answer questions we had after receiving the report. I would highly recommend Chris and NMS!

The 3 common objectives for collecting mold samples are:

  1. To determine if mold has affected building materials or belongings, we inspect them for possible mold growth. Mold might not always be easy to see at first glance since its visibility depends on its growth stage and the material it’s on, including its color.
  2. To assess whether the indoor environment contains “common and usual” varieties and quantities of airborne mold spores. Mold spores are everywhere, even indoors, but they become a concern when they multiply within indoor spaces. Some indoor molds, such as particular strains of Stachybotrys and Aspergillus, are notorious for causing allergies and generating harmful substances known as mycotoxins, which are toxic compounds produced by certain molds. These substances can be harmful to humans and animals if ingested, inhaled, or otherwise exposed to them.
  3. To check if mold remediation worked. We call this “Clearance testing.” Mold remediation aims to bring mold levels back to normal and remove toxic mold.

Types of samples in mold testing

Air Samples

Air samples can be collected using two methods: one involves impacting air onto growth media (called culture air samples), and the other involves impacting air onto inert media (known as non-culture air samples). The choice between these methods depends on the specific goals of the investigation.

If you want to identify specific mold species in the air, collect culture air samples. For assessing the overall air contamination level, non-culture air samples are more suitable. When you want to identify specific mold species and assess contamination levels, both sampling methods are used.

Laboratory results for air samples typically provide both qualitative and quantitative information. In the absence of established standards and guidelines, the interpretation of mold air test results relies on comparisons between indoor and outdoor data. The main sources of indoor mold spores include outdoor air entering through doors and windows, spores brought in by people, pets, or objects, and mold that grows and releases spores indoors due to excess moisture. This is one way on how to read a mold report.

Surface Samples

There are various ways we can collect a surface sample. These are some of the common ones.

  1. Tape Lift Sample: This involves pressing clear tape onto the moldy surface and then carefully peeling it off to collect the mold. It’s suitable for flat surfaces and helps identify surface molds.
  2. Swab Sample: A sterile swab or cotton ball is dampened with distilled water and used to wipe the moldy area. This method is effective for surfaces that can’t be easily taped, such as fabrics or irregular surfaces.

There are various methods for collecting different types of mold surface samples. Here are a few common techniques:

Key Terms in Mold Reports:

Mold Counts

This indicates the number of mold spores found, typically per a specific area or volume.

Lists the specific molds discovered. For details on their health risks, consult online resources.

The actual number of spores in the sample.

An estimate of spores per cubic meter of air, derived from the Raw Count.

Reveals the contribution of a specific mold type to the overall mold sample.

Common Mold Types in Homes, Offices, and Schools:

  1. Penicillium/Aspergillus: The most common mold type, often found in bathrooms, kitchens, and basements. While most are allergy triggers, only a few are toxic.
  2. Basidiospores: Typically outdoor molds, however, it can appear indoors in water-damaged wood, indicating wood rot after flooding or heavy rain.
  3. Cladosporium: Common in poorly ventilated, moist spaces.
  4. Curvularia: A frequent cause of allergies.
  5. Chaetomium: Often found on walls, suggesting high indoor humidity.
  6. Stachybotrys: A highly toxic mold that can grow on paper materials and furniture. Even low levels are concerning.
  7. Memnoniella: Another highly toxic mold that should be carefully removed, even at low concentrations.

Developing a Mold Remediation Protocol

Kris and Neptune Mold Solutions should be your go to contact for any mold concerns or inspection requirements. Kris is very knowledgeable, professional and high integrity. One week before scheduled closing our buyer requested attic mold remediation be completed as a condition of closing. Kris sorted through buyer's inspection report to isolate the real mold issues, completed his inspection and sampling and issued his mold assessment report and protocol for required remediation the next day. He also recommended a highly qualified remediation team that was able to complete the work in one day allowing Kris to do final testing/sampling and complete the clearance inspection and provide all necessary reporting and certifications to satisfy buyer's request for closing. Kris was instrumental in coordinating with the contractor in getting the required remediation and testing done within a very tight timeline. Without Kris and his dedication and expertise we would have not made the required closing deadline. Chris just left my house. I could not have been happier with the experience. He showed up when promised, was professional and friendly, was thorough enough not only to identify the mold but to do quite a bit of sleuthing to find the origin of the problem, gave me a good deal based on the work he did (good value), and I'm looking forward to his protocol report. He made sure I understood the source of the problem and how to fix it. He was even friendly to my dog. Good guy and clearly competent, knows what he's talking about. Neptune Mold Solutions (NMS) did an excellent job of helping us deal with a mold issue at our rental property. The potential mold was caused by an inadvertent small water leak in a bathroom when the house was vacant. The NMS was very prompt in coming for a site visit, taking air samples, getting the analysis done and providing a detailed report. They also prepared a detailed protocol report as a hand-off to the remediation company. After the remediation work was done, they were equally prompt to do the follow up analysis and provide a clean bill of health. All the work was done completely seamlessly and they kept us informed of the progress along the way. And always willing to answer any questions we had.
